
Delaware North has shared plans to turn the castle-like Sheraton Nashua hotel in New Hampshire into the 93,000-square-foot Gate City Casino & Hotel, relocating its existing gaming facility in an industrial park.
The proposal comes as New Hampshire’s gaming sector continues to grow following a change in state law last year that allowed charitable casinos to operate slot-style video lottery terminals (VLTs). These machines run faster than the historical horse racing (HHR) devices that previously dominated the state’s 14 charitable gaming venues.
Delaware North, which has operated Gate City Casino in Nashua since 2022, plans to relocate the facility from its current industrial park location to the Sheraton property. The company also acquired the hotel in October of that year and has since invested heavily in renovations, including a full overhaul of guestrooms and suites.
Under the proposal submitted to city officials, the project would expand—rather than replace—the existing hotel. Plans include constructing a large casino floor and a multistory parking garage on land adjacent to the building, near an existing pond. The hotel’s distinctive Tudor-style façade, including its moat-like gatehouse porte-cochere, and castle-inspired design elements will remain unchanged.
Delaware North has prior experience converting hotel properties into gaming venues. In partnership with Suffolk Off-Track Betting, the company redeveloped a Long Island hotel into a casino, opening Jake’s 58 in 2017 with more than 1,000 gaming machines.
State law requires gaming venues to designate two nonprofit beneficiaries daily, which together receive 35% of gross gaming revenue. The revenue is split with the state taking 31%, 2.5% going to the New Hampshire Gaming Commission for regulatory costs, and 0.25% allocated to the Governor’s Commission on Addiction, Treatment, and Prevention. Casinos keep the remaining 31.25%.
If approved, the project would join a small group of castle-themed casinos across the United States. Among the most prominent is the Excalibur Hotel & Casino in Las Vegas, operated by MGM Resorts International. Another example is the Cliff Castle Casino Hotel in Arizona.
