Wynn Resorts and its local joint venture partner Marjan broke ground on Monday on Janu Al Marjan Island, a luxury hotel and residential development positioned next to the upcoming US$5.1 billion Wynn Al Marjan Island casino resort in Ras Al Khaimah, United Arab Emirates.
Janu Al Marjan Island marks the second joint venture between Wynn Resorts and master developer Marjan. The project will introduce Janu, Aman Group’s contemporary hospitality brand, to the emirate, with Aman Group set to manage and operate the property once it opens.
The development is scheduled to open in early 2029. That timeline represents a shift from the late-2028 date given when Wynn Resorts first announced the project in November 2025.
The waterfront property will comprise a 132-room hotel, branded residences, wellness facilities and social experiences. Plans included a wellness center, two restaurants, a nightlife venue, a private beach and a beach club. A neighboring residential tower will offer one- to five-bedroom units, along with a limited collection of standalone villas.

Senior representatives from Marjan, Wynn Al Marjan Island and Aman Group attended the groundbreaking ceremony. TradeArabia cited Marjan Group CEO Abdulla Al Abdouli as saying the project is part of the company’s plan to diversify Al Marjan Island’s hospitality portfolio and support Ras Al Khaimah’s tourism economy.
Marjan said the groundbreaking “marks another significant milestone in this journey, reinforcing Al Marjan Island’s evolution into a globally recognized destination for luxury hospitality, exceptional waterfront living and world-class experiences.”
The developer added that “the development will introduce a complementary luxury offering that further enhances the destination’s appeal to international visitors, residents and investors alike.”
“Janu is an exciting addition to Al Marjan Island and a natural complement to what we’re creating at Wynn Al Marjan Island. As neighboring developments, we expect a natural connection between our guests and residents that will create meaningful benefits for both properties,” said Max Tappeiner, President of Wynn Al Marjan Island.
Wynn Al Marjan Island is scheduled to open in 2027 and will house the UAE’s first licensed commercial casino. Wynn Resorts holds a 40% equity interest in the integrated resort and will operate the property. The company has flagged a “moderate delay” to the project tied to the impact of war in Iran.
